The registered homes already trading are only half the picture. New care provision is created through the planning system, and the schemes below are the care-related applications we track moving through it: new care homes, children's and young people's homes, supported living and extra-care, plus the conversions and changes of use that bring new beds into supply. For a developer or investor this is the forward pipeline; for a lender it is where the next development facilities will be drawn.

We arrange development and conversion finance for these schemes, usually to 60 to 70 percent of cost, sized on the end value and the operator that will run the home. This is finance for the build and the business, not help with paying care fees.
